Vowing to complete its project in Carmona at any cost, Raheja Universal warned that it would approach the Directorate of Panchayats if the local panchayat rejected its application for a construction licence.
At a media briefing in Margao on Tuesday, Raheja Assistant Vice President Kamal Khemani appealed to Carmona locals to understand the project and the proposed CSR plan for the village.He clarified that the project comprises of only 88 residential units, which will have only one owner, and there would be no further expansion.
Around 75 percent of the plot will consist of open areas, gardens, roads, etc.Khemani also denied charges that Raheja wanted to build 550 apartments in the second phase. He stated that the FAR utilisation was around 40 percent, which was lower than the permissible FAR of 50 percent. He added that that no construction was planned within the 100-meter CRZ line on the Sal river front.
When asked about the opposition to the project, he said it was being done by only a few. He did not understand the “hue and cry” when they had received final technical clearance from the Town and County Planning department, environmental approval from the Environment Ministry, NOC from the Health Department and consent from Goa State Pollution Control Board.
The permissions, he said, were an indication that nothing was wrong with the project.Khemani also assured that the project would be environment friendly and self-sustaining to avoid putting pressure on the village’s infrastructure.
For instance, the project will have its own transformer to minimise the electricity load on the village, and water supply to the project will be used only for drinking. The project will source water through tankers for non-drinking purposes, and there would be solar water-heating facilities, among other measures, to reduce the load on the village’s water and power infrastructure.
On the elaborate CSR for the village, Khemani claimed they wanted to make a presentation to the gram sabha three years ago, but were not allowed to do so.He stated that the CSR was subject to the panchayat and villagers agreeing to the same and the former would have to provide the necessary approvals.
He added that if the panchayat did not approve the construction license and they had to go the directorate of panchayat, Raheja would drop the CSR plan.
